Owners of commercial properties span the gamut – from individuals with one or two rental houses to multinational corporations with billions of dollars in commercial properties in their inventories. Obviously, then, commercial property inspections cannot be one-size-fits-all. Our approach at Lucent Inspections, LLC, is to carefully tailor each inspection to the needs and budget of the individual client.
For investors – whether large or small – our comprehensive pre-purchase inspection report helps safeguard their investments in three critical ways:
1.
Our report identifies areas of critical concern that may affect the structural integrity of the building or the integrity of one or more of the building’s mechanical systems.
2.
Our report provides information about the general condition of the property which may strengthen the investor’s position when negotiating a final purchase price with the seller.
3.
Our clear and easy-to-understand inspection report assists the investor in distinguishing between issues of critical concern, issues that are easily and reasonably addressed, and issues that are of a purely cosmetic nature.

ASTM Standards
We operate under ASTM Standards. ASTM International, formerly known as American Society for Testing and Materials, is an international standards organization that develops and publishes voluntary consensus technical standards for a wide range of materials, products, systems, and services.
In the event our inspection uncovers issues of critical concern affecting the structure or other building systems of the prospective property, we will, with the client’s permission, engage professional engineers licensed and practicing in the area or areas of concern to evaluate such issues and provide their professional assessments and recommendations.
Finally, we will be available to our clients following the submission of our report to answer questions, and provide a walk-through of the property to point out and explain all identified deficiencies and areas of concern.
